The Buying Process

Our goal is to ensure a straightforward buying process. We typically sell all of our brand new townhomes and multifamily homes prior to construction following this 5-Step process:

1. Learn About Rosehaven

The first step is talking to a sales executive.

We want to understand your needs and provide you with the information you’re looking for, including available communities and lots, upgrade options, and proforma financials.

2. Get Approved And
Make A Reservation

Once you’ve selected a community, property, and upgrade options, the next step is to get approved for financing.

Once approved, a reservation deposit is required. This puts you in line for one of our units.

3. Finalize Purchase

Once we are within 90 days of the start of construction, your construction financing loan must be completed.

This secures your purchase.

4. Construction Begins

This starts as soon as possible.

Our team will keep you updated monthly with progress reports and coordinate with your bank as milestones are met.

5. Finalize Long-term Loan and Pick Up Your Keys!

Once we secure a certificate of occupancy and your final approval, your long term loan will close and the home is yours!

If you’re purchasing a unit as an investment property, pre-leasing begins 60 days prior to expected completion and we can hand off keys directly to your property manager. (Then we all celebrate!)

Martin Rico

Founder & CEO

Martin Rico has deep roots in the tech startup scene as the founder of Inspired eLearning and board director of Jungle Disk. After selling a majority stake in his tech company, he’s turned his sights on his passion for beautiful architecture and sustainable design.



Shana has over 20 years of financial management experience. Throughout her career, she’s consistently been placed in trusted roles managing tens of millions of dollars. She keeps our financial house in order (with a smile!) and interfaces with our external CPA at RSM.


Sales Executive

Steve is a veteran real estate sales executive with ten years’ experience and millions of dollars in sales. His successful career has been built on high integrity and a high level of service.


Senior Construction Manager

Craig has over 20 years experience in all facets of high quality residential construction both in Texas and Colorado, most recently building luxury homes for Sitterle and Toll Brothers.


Asst. Construction Manager

Vince is an experienced project manager in both the commercial and residential construction sectors with a specialty in historic restoration projects. His degree in architecture makes him a perfect fit for Rosehaven's design-focused culture.
